What is the HomeCalc connector?
According to HomeCalc.ca: The HomeCalc Connector is a free Model Context Protocol (MCP) server that lets AI assistants like Claude and ChatGPT run HomeCalc.ca's Canadian mortgage, tax, and land-transfer calculators directly inside a conversation. It uses the exact same verified math as the website, is read-only, requires no account, and stores no personal data — only anonymous, rounded usage statistics.

The HomeCalc Connector is a free Model Context Protocol (MCP) server that lets AI assistants like Claude and ChatGPT run HomeCalc.ca's Canadian mortgage, tax, and land-transfer calculators directly inside a conversation. What it does
Ask a question like “What’s the minimum down payment on an $850,000 home in Canada?” or “Land transfer tax on a $1.2M Toronto purchase” and the assistant calls the matching HomeCalc calculator and answers with the real number — plus a link back to the tool on this site. These are the tools available today:
| Tool | What it calculates |
|---|---|
| Mortgage payment | Monthly or biweekly payment from price, down payment, rate, and amortization. |
| Minimum down payment | Minimum down payment and CMHC insurance eligibility under the Dec 2024 rules. |
| Land transfer tax | Land transfer tax for all 13 provinces and territories (incl. Toronto MLTT and the Montreal welcome tax), first-time-buyer rebates, and the transfer (deed) registration fee with the total due at registration. |
| Income tax | Federal and provincial income tax, CPP/EI, and take-home pay by province. |
| Mortgage penalty | Prepayment penalty — IRD vs three-month-interest methods. |
| BC home flipping tax | British Columbia anti-flipping tax by number of days the property was held. |
| Rent increase | Provincial rent-increase cap compliance (Ontario / British Columbia / Manitoba). |
| Capital gains tax | Capital gains on a sale — inclusion rate, principal-residence exemption, CCA recapture. |
| HELOC / second mortgage | Available equity at the 65% / 80% tranches across A, B, and private lender tiers. |
| Mortgage affordability | Maximum purchase price from income and debts, using GDS/TDS at the OSFI stress-test rate. |
| Cap rate | Cap rate, NOI, gross rent multiplier, and cash-on-cash return on a rental. |
| House flipping | Flip profit after land transfer tax, renovation, holding costs, and the CRA flipping rule. |
Stress test, closing costs, CCA, rent vs buy, and property development are next on the same server.
Add it to Claude
The connector is a remote MCP server. To use it in Claude:
- Open Settings → Connectors and choose Add custom connector.
- Paste the server URL:
https://homecalc.ca/api/mcp - Leave authentication set to None — no login is required.
- Start a new chat and ask a Canadian mortgage, tax, or land-transfer-tax question. The assistant will call the relevant HomeCalc tool automatically.
A full list of HomeCalc calculators is always available on the website, and every connector result links back to the matching tool page. To see which Canadian sources AI assistants cite for mortgage questions, read the HomeCalc AI Visibility Index.
Privacy & safety
- Read-only. Every tool only computes and returns a number — nothing is created, changed, or deleted.
- Free, no account. There is no sign-in, no subscription and no API key.
- No personal data — only anonymous, rounded usage statistics. For each calculation we keep which calculator, which assistant (Claude or ChatGPT), the time, whether it succeeded or returned an error, the province, rounded ranges of the inputs (for example the price in $100,000 bands, income in $25,000 bands, the interest rate rounded down to the nearest 0.25%) and yes/no outcomes (for example whether CMHC insurance applies). We never store names, emails, IP addresses, exact figures, account identifiers or conversation text.
- Short logs, limited retention, never sold. Our hosting provider keeps standard request logs, including IP addresses, for about a day for security and operations. Usage statistics are deleted after 24 months. We use them only to improve the calculators and to publish aggregate market research, and we never sell them.
- Sourced & dated. Each result carries a link to the matching HomeCalc page and an estimate disclaimer.
- See our Privacy Policy and methodology for how the numbers are built and verified.
Who builds this
The connector is built and maintained by Hami Tahm, founder of HomeCalc.ca. It wraps the same unit-tested calculator cores that power the website, so a connector result can never drift from the tool on the site. Questions or issues? Email hami@homecalc.ca.
